They're responsible for fixing stuff, but when something needs doing, I usually have my guy do it, and then send the landlord the bill. If they want to send their own guy instead, I'll let him in with my key, but not give him one.

Really? And I thought I lived in a poice state... Here, one is perfectly entitled to change the locks on rented property, provided the rental contract doesn't stipulate otherwise. IIRC, our current contract says that the landlord may visit once a year by appointment, to satisfy himself that we're maintainig the property as required. He hasn't done so yet... five years on.
It depends on the contract, not law.
