If that metal roof is the type with exposed screws you'll need to change out the rubber washers as they harden and crack. I don't see any pics of the pole barn. Some of the places we looked at said they had a barn/garage/building etc. and it was just a falling apart wreck.
Not something we ended up having to deal with but I was told if the listing says barn some lenders won't do a residential loan since that makes it a farm/commercial. I could be remembering incorrectly as the bank didn't have any issues with the metal building/garage we ended up with.

I would rather have hills and trees myself. Both are hard to find in the part of Indiana I moved to 3 years ago.
Besides the view advantage, it takes a lot more acreage to get privacy when you cannot locate your house behind a hill and trees.

I've looked at property of similar size, where only 2 acres were usable, and much of it wasn't even conventionally walkable - angles greater than 45 degrees on the incline.
