....and you might be really surprised at how much better the commode flushes. Without getting into all the stuff about low-flow crappers, it's amazing how much sediment and detritus accumulates in the internal passages of the bowl over time and contributes to a sluggish flush. With renters you definitely want whatever they put in there to go away promptly.

Absolutely! Our new place had first generation low flow toilets, the kind that made johnny carson jokes for having to be flushed 3-4 times. Add to that the hard water out here and they were pretty much a joke. I put american standard cadet-3s in the house and put a champion-4 in the master bath. The new ones are 1.28 gpf Instead of the old low flow 1.6gpf, but the better design makes them flush like the old school crappers. The champion-4 is as good as the youtube videos show.

honestly, I had no idea people still put sheet vinyl down in their own homes. Rentals, tenements, sure but at home? Must be a regional thing. I'm fine with it, practical and all but...

I was set on LVT until I started looking at clearance tile prices at the big box stores. I'm on a slab, and if it's in good shape, installing porcelain tile should be cheaper with only a touch more work.
Not a professional, but every house I've bought has been a fixer up and I've fixed them up.
I second the kitchen and bath emphasis. For those rooms, go with a ceramic tile if you can do it. A lot of work, but actually cheaper than a lot of other options and lasts very well if done right.
I've done rental property before and it is a PITA if it is not in the same city that you are in. Keep everything simple in the place because a lot of renters break stuff.
What everyone has been saying. You want durable for things that get heavy use, and many tenants treat your property like they would a rented mule. Granite isn't as impervious to abuse as you might think, and the synthetics like Caesarstone or Silestone are close in cost and are often on sale (as is Granite, but Granite has to be sealed every few years, and wine can etch it.
The use of the word "but" usually indicates that everything preceding it in a sentence is a lie.
E.g.:
"I believe in Freedom of Speech, but". . .
"I support the Second Amendment, but". . .
