We're going for the traditional look with a white pebble finish and a (TBD style) blue tile at the water line.

I have been an Inspector for over 28 years and I agree, the few bad ones make our job difficult. We just fired one due to over 18 months coming to work drunk. He finally got a DUI and if you can believe this, the Human Resource Director, wanted someone to drive this drunk around!!!! Not making this up. I gave a picture of a cannabis plant on his desk, and that didn't even raise an eyebrow.
The day he came back for his termination papers,( he didn't know this at the time), he had a few and it was 8:00am in the morning.

Please don't take this as being too nosy :roll: ,in round numbers what does a setup like that run, I have always wanted an in ground pool, but I am afraid of the cost :shock: .

Alot of new tech has made pools much less $$$ and labor intensive to maintain - saline dosing systems and UV sterilizers make keeping them clean, add in solar heaters extending seasons...

I did notice they didn't use forms - I'm guessing they used a super stiff mix and blew it into place and then hand trowled for the final shape and finish?

Thomas, here in NJ, a concrete in-ground pool will start at 30K. Liner pools will start at 20K. Get fancy options like spas, waterfalls, etc. and you can easily hit 40-50K. That's for a standard shape, "normal" size. A few years ago, I worked on a house where the home owner had just installed a pool that looked like a large natural pond with an 8' waterfall. It was over 150K.

A concrete/gunite pool is going to be more to maintain than a liner pool. A fiberglass pool will be even less than a liner type. But fiberglass has it's drawbacks.

HTRN is right. Maintenance on pools it not nearly as arduous a task as it was 10-15 years ago. There are even cool little robot-type cleaners that will scale the walls and crawl along the floor while you sleep at night.

Here's the short version...

Maintenance? No kidding Chris.

I've never wanted to own a pool.
I still don't want to own a pool.
I've resigned myself to owning a pool.

It makes sense for our specific property, lifestyle and extended family/church family.

Cost? To quote Bing Crosby in White Christmas, "Somewhere between 'Ouch' and 'BOING'!"

Easily hit 40-50K? Hah, the first design and quote submitted to me was s$158K just for the pool. The hardscape and landscape was another $80K. Yep, total quote was over $230K.

Says I, "Buh-bye mister contractor! Back to the drawing board. I can do this myself."

Turnkey quotes for just the finished pool and equipment set (less deck/hardscape, fencing and landscaping) ran from $36-80K for the final design and site. You'd be hard pressed to do any in ground concrete pool for less than $30k. Pool contractors around here will get as much as 30-40% markup. One of the nicest houses in our neighborhood is a pool contractor. He just put it on the market for over $1.2M. He'll get it too. That's after it losing 25% in value this past year.

I cut out the pool contractor and permitted it as an owner/builder. Running all the sub's and inspections myself. Just the simplest equipment set can run close to $10k. I had over $10K in shotcrete alone for this pool (52.5 yds at wholesale rate of $196/yd vs retail of over $200/yd).

I've got almost $14K just in the shell's steel and concrete.

BE, I was referring to a basic ~16'x30' pool.

Me thinks yours is a little beyond basic ;)
